Landlords legally need an EICR at least every five years; homeowners aren't required to have one, but every ten years is sensible.
Since July 2020, every privately rented property in England must hold a valid EICR, and landlords must also supply one at the start of a new tenancy. For homeowners it's voluntary, but a periodic inspection catches faults early and is well worth it before buying or selling a home.
Warning signs include breakers that trip often, flickering lights, mild shocks from sockets, burning smells or scorch marks, and an old fuse box with rewireable fuses
Wiring generally lasts around 25 to 30 years before it starts to degrade, so older properties are more likely to need attention. The most reliable way to know for certain is an EICR, which tells you whether a full rewire, a partial rewire, or a simple repair is the right fix.
A typical three-bedroom house takes around five to seven days to rewire, while a small flat can be done in three to five days.
